How do short sales affect value?

A short sale is an offer from a buyer that is less than what is mortgaged or owed on a home.  The lender accepts the offer as full payment.

The affect of short sales (distressed properties) on appraised values must be determined through market analysis for the neighborhood and market area.  Short sales may or may not be affecting market values depending on where the subject is.
